1. What it is
coBroking is a catalogue of new developments in Phuket and a way to reach agents of Tropicana Development Group Real Estate & Construction Co., Ltd.. The site, app and bot are provided "as is".
2. Information, not an offer
Prices, areas, completion dates and payment terms come from developers' price lists and documents as of the stated date and are confirmed by the developer's sales office before booking.
Nothing on the Service is a public offer, investment advice or a guarantee.
3. Yields
Any yield figures are the developer's forecast under its programmes. We do not guarantee income. Make a purchase decision after reviewing the developer's documents and consulting a lawyer.
4. Hold
A unit hold is the agent's request to the developer's sales office to keep a unit aside for 48 hours. On its own a hold is neither a booking nor a contract: a booking arises when the developer confirms the hold, issues the deposit invoice and receives payment. Deposit terms and refunds are set by the developer's reservation agreement. The hold ends on expiry, on the developer's refusal or by the agent's decision.
5. Materials and the database
Renders, floor plans, videos and texts belong to the developers or to Tropicana Development Group Real Estate & Construction Co., Ltd. and are used under agreements with them. Copying or publishing them without permission is not allowed.
The coBroking catalogue is a compiled database: the selection of developments, card structure, verified prices, unit grids, translations and design. The database and its substantial parts belong to Tropicana Development Group Real Estate & Construction Co., Ltd. and are protected as a copyright work and a database.
The name coBroking, the logo and the design of the Service are distinctive signs. Using them, or confusingly similar signs, without written permission is not allowed.
6. What is prohibited
Copying the database or a substantial part of it, including in parts or by saving pages.
Collecting data automatically: parsers, bots, scripts, bulk requests, bypassing access limits and signed links.
Reproducing the structure of the catalogue, cards, unit grids and interface in another service, or using the Service's materials to build a competing product.
Passing agent access to third parties, using the Service for mailings or any action that harms its operation.
A breach is grounds to close access without notice and to claim damages under the law of Thailand and of the offender's country.
7. Liability
We are not responsible for developers' actions, changes in prices or dates, or decisions made on the basis of information from the Service.
8. Data
Personal data processing is described in the Privacy Policy.
9. Law
The law of the Kingdom of Thailand applies. Disputes go to the courts of Phuket.
